aving accomplished all the previous detail planning and scheduling, this phase puts it all together for you with deconstruction if necessary, all the trades operating in concert, finishing the detail, install new fixtures and appliances if necessary, and obtaining regulatory approvals:
- Establish central command point to resolve immediate issues and client change requests
- Ensure property protection if needed
- Schedule trades as needed
- Conduct weekly progress meetings
- Take project progress photos
- Notify all effected parties of schedule changes
- Ensure site safety, cleanliness and sanitation on an ongoing basis
- Schedule regular refuse pickup
- Schedule required inspections as needed
- Continuously monitor work quality
- Schedule electricity and accessory walkhrough
- Notify client of utility interruptions
- Coordinate with decorator as needed
- Process client change orders
- Schedule client walkthrough
- Conduct final inspections
- Collect and organize all care and use documents
- Test all fixtures and appliances
- Conduct final cleanup
- Create punchlist with client on walkthrough
- Approve move in (if necessary)
- Provide complete documentation manual to client
Tear down, build up, redo, repaint, install, test, inspect, review ... all in a days work (well, more than a day actually).
