Project Design: From Architectural to Construction

Schematic Design: Concept to Paper

prints_blue.jpg chematic is just a fancy word for putting all the concepts down on paper. These including architectural, engineering, mechanical and electrical drawings including those necessary for permitting and construction, establishing the interior design approach and documenting the product selections within the product allowance budget. In more detail:
  1. Develop floor plans, elevations and electrical plan
  2. Determine structural, mechanical and electrical requirements
  3. Layout site requirements
  4. Review plans with appropriate engineers
  5. Develop room by room specifications
  6. Create "allowance" worksheet and review with interior designer
  7. Review all the above with client for approval
  8. Adjust project scope and budget with client as necessary
  9. Client meeting with interior designer for product selections
  10. Obtain client approval on final product selections
  11. Obtain final client approval on all designs and product selections prior to the development design step

Implementation Design: How to Get the Job Done

engineer.jpg mplementation design is the process of taking the paper design to the creation of the implementation requirements. These include multiple design reviews with appropriate personnel, laying out preliminary construction schedules, determining type of contractors that are required and reviewing all material/product requirements:
  1. Design reviews with engineers
  2. Assign project manager
  3. Team meeting with all involved in the implementation
  4. Establish target start date and estimated duration
  5. Re-verify all site measurements
  6. Obtain bids for construction
  7. Final reviews for zoning, code and permit approval
  8. Obtain client approval for start date
  9. Ensure client construction financing is in place if necessary
  10. Obtain client approval of construction contract

Finalize Documents: From Plans and Permits to Orders

his step gets all the paperwork in order including approval of all design drawings, framing plans, bonding, permitting, local notifications and preparation of material orders:
  1. Obtain final approval of all engineering drawings
  2. Finalize framing plans
  3. Obtain required construction bonds
  4. Submit all required documents for permitting
  5. Send neighbor construction announcement letters
  6. Submit required documents for HOA approval (if necessary)
  7. Obtain client final approval for allowance item ordering
  8. Order allowance items
  9. Reconfirm start date with client
  10. Obtain permits and post at site
